103 Fifth Avenue Triplex

This project consists of an addition of a three floor, 3,000 sf apartment to an existing commercial building , with a cast iron facade, in the Flatiron Landmarks District in Manhattan. The project met strict requirements ensuring no modification to the streetscape on Fifth Avenue. This triplex is unseen from the street, but it enjoys the quintessential articulated skyline of lower Fifth Avenue with Historic Buildings and roof gardens.
The project required the raising of an existing elevator one more floor to serve the ground floor of the Triplex. The three floors of the apartment are connected by a custom wood and wrought iron railed stairway lit by a ceiling skylight. Every floor has a balcony with New York City views.
The elevator opens onto the large ground floor. The ground floor is complete with a large kitchen, powder room, living room with gas fireplace and dining room. The ground floor also has an exterior deck off the kitchen viewing the East side of Manhattan, and the Living room has a balcony that views Fifth Avenue. The entire ground floor is wrapped with an ebony herringbone hardwood floor. This material continues throughout, into the kitchen and living room. Each room has ceiling details including skylights, cathedral ceilings and expressed beams.
The stair extends to the second floor with three bedrooms; the Master Suite and two additional bedrooms with one bath. The Master Suite has a generous walk-in closet and Master Bath with a custom glass shower and large bath all shrouded in grey and white glass tile. The Master Suite also has its own generous balcony viewing Fifth Avenue.
The Third floor consists of two en-suite bedrooms. One bedroom has a balcony. Both bathrooms are clad in linear glass tile.
This apartment is one of a kind. The landmark cast iron facade welcomes the resident at the street, only to then greet you on the ninth floor with a treetop penthouse apartment. All of the materials bespeak elegance and simplicity. It is a wonderful home.
